Co-Founder & Local Operations

Scott Cutter, originally from Birmingham, Alabama, first came to Costa Rica in 1997 after graduating from the University of Colorado at Boulder with a degree in Sociology and a minor in Spanish. After arriving, he traveled extensively throughout the country, with a particular focus on the Pacific Coast, ultimately choosing to settle in the Manuel Antonio area.

Scott began his professional career locally as the General Manager of a luxury boutique hotel, where he gained valuable insight into the region’s tourism and hospitality industry. He later transitioned into real estate, where he has worked full-time for the past 15 years. His expertise spans vacation homes, condominiums, retirement properties, and rental investments, along with significant experience in real estate development.

Over the years, Scott has been involved in some of the most notable transactions in the Manuel Antonio area, including major land and hotel sales. He has also played a key role in land acquisition, product development, permitting, and marketing strategies for several large-scale projects. He currently serves as Sales Director for Marina Pez Vela, while continuing his role as lead broker for 2 Costa Rica Real Estate. In these positions, he has overseen commercial development efforts, yacht sales programs, condominium sales, and the broader integration of the project within the local community.

Beyond his professional work, Scott is deeply engaged in the community. He has served on the board of the Chamber of Commerce and has participated in private trusts responsible for one of the first public-private partnerships with the regional water authority, aimed at advancing critical infrastructure in the area.

Scott is married to Gisella Alvarado, whom he met in Quepos, and is the proud father of Liana Rosalina and Mia Isabella.

Todd Cutter

Co-Founder & Guest Experience

Todd Cutter, originally from Birmingham, Alabama, arrived in Costa Rica in 1998 after graduating from the University of Colorado Boulder with a degree in Spanish for International Business. Shortly after his arrival, he founded an online travel company that focused on niche markets, including surf travel, honeymoons, and family vacations. After several successful years, he sold the business to fully dedicate his time and energy to 2 Costa Rica Real Estate.

His background in the travel and service industries provided a natural transition into real estate, equipping him with a deep understanding of the expectations and priorities of both investors and travelers. Combined with his extensive knowledge of Costa Rica as a whole, this experience has been instrumental in both his personal success and that of his clients.

Together with his brother Scott, Todd serves as a managing broker of the company, where they are committed to delivering a high level of service and expertise. Based in San José, Todd oversees the central office and plays a key role in the company’s operations and strategic direction.

Todd specializes in luxury residential and commercial real estate, large development parcels, and hotel development, as well as consulting and overseeing the company’s marketing platform. Over the course of his career, he has worked with clients from dozens of countries across a wide range of industries, including entertainment, telecommunications, government, software, hospitality, and the broader private sector.

Todd lives in San José with his wife, Ana, and is the proud father of two children, with whom he enjoys spending his free time.

We partner with local conservation groups to maintain and expand wildlife corridors connecting private properties to the national park. These green pathways allow monkeys, sloths, and countless other species to move safely through our increasingly developed coastline.
